As a first time client of Advantage Pro Services, I couldn’t be more pleased! I needed roof and gutter cleaning as well as pressure washing of my driveway and sidewalk. I first spoke with Kelsie, the office liaison and she was very thorough and quickly sent me an email with an estimate/quote for the services I needed. After agreeing to the quote, they were able to get me scheduled the next day. Technicians Jesus and William notified me of their arrival and worked for 3 straight hours to complete the work, and did an excellent job! They were both very efficient and very friendly. I would recommend this company to anyone needing the cleaning services they offer and I will definitely be a return customer! Thank you! 7/7/25 This was my second service for my roof and gutter cleaning. I don’t know the names of the technicians, but they were very courteous. They did a good job of cleaning the roof and cleaning the debris that was cleaned off. My only note is that some of the debris was blown off onto existing planted beds and was not cleaned up out of those beds very well. The rest was cleaned up very well and I would recommend this company. I am continuing with my bi-annual contract with Advantage Pro Services 1/28/26 I have continued to be pleased with the service I receive from Advantage Pro Services. Alex and his crew were very thorough in cleaning our gutters and removing debris from our roof. Cleanup afterwards was excellent also. I am continuing my bi-annual contract with this company. 👍

Algae and Mildew Removal in Humid Texas Weather

Algae and Mildew Removal in Humid Texas Weather

Introduction

Why Texas Homes Are Prone to Algae and Mildew

Texas, particularly Houston, has a humid, subtropical climate that creates the perfect breeding ground for algae and mildew on home exteriors. The combination of high moisture levels, warm temperatures, and frequent rainfall encourages organic growth on siding, roofs, driveways, and patios.

While algae and mildew may not seem like immediate threats, their long-term effects can lead to aesthetic issues, structural damage, and health hazards. Understanding how and why they form is essential for preventing and properly removing these unwanted growths.

The Impact of Humidity on Exterior Surfaces

✔️ Moisture Traps Dirt and Debris – High humidity causes dirt, dust, and pollen to stick to exterior surfaces, creating an ideal surface for algae and mildew to grow.
✔️ Warm Temperatures Accelerate Growth – Houston’s hot summers and mild winters ensure that mildew and algae can thrive year-round.
✔️ Shady and Damp Areas Are Most Affected – Homes surrounded by trees, fences, or shaded areas are more susceptible to persistent growth.

Pro Tip: Homes near bodies of water, sprinkler systems, or dense vegetation will likely require more frequent pressure washing to prevent algae and mildew buildup.

Understanding Algae and Mildew Growth

What Causes Algae and Mildew to Grow on Home Exteriors?

Both algae and mildew are forms of organic growth, but they differ in their cause and impact:

Growth TypeCauseAppearanceCommon Surfaces Affected
AlgaeExcess moisture, dirt, pollenGreen, slimy patchesRoofs, siding, driveways
MildewHigh humidity, lack of sunlightWhite, gray, or black powdery spotsSiding, wood decks, patios

Algae spreads through airborne spores, which land on moist surfaces and multiply if not removed. Mildew thrives in warm, damp, and shaded areas with poor ventilation.

What Are the Risks of Leaving Algae and Mildew Untreated?

Ignoring algae and mildew can lead to long-term damage and costly repairs. Here’s what happens if growth is left untreated:

✔️ Structural Damage – Algae and mildew weaken exterior surfaces over time, causing wood rot, siding deterioration, and roof degradation.
✔️ Health Hazards – Mold and mildew release spores that can lead to allergic reactions, respiratory problems, and eye irritation.
✔️ Decreased Curb Appeal & Property Value – A home covered in green algae or black mildew stains looks unmaintained and neglected, reducing its visual appeal and resale value.

Pro Tip: Pressure washing your home at least once a year can prevent permanent stains and damage while maintaining property value.

Best Methods for Removing Algae and Mildew

Pressure Washing as an Effective Solution

Pressure washing is the most effective way to remove algae, mildew, and mold from exterior surfaces. However, using the correct pressure settings and detergents is crucial to avoid damaging your home.

✔️ Ideal Pressure Settings for Different Surfaces:

Surface TypeRecommended PSI (Pressure Per Square Inch)
Concrete Driveways & Sidewalks2,500 – 3,500 PSI
Vinyl Siding1,300 – 1,600 PSI
Wood Decks & Fences500 – 1,200 PSI
Stucco & Brick Exteriors600 – 1,500 PSI

✔️ Using Eco-Friendly Detergents to Prevent Regrowth

Chemical cleaners help break down stubborn algae and mildew, but not all are safe for the environment. Opt for biodegradable, non-toxic detergents that won’t harm plants, pets, or water sources.

✔️ Recommended Cleaning Solutions:

  • Vinegar + Water – A natural, chemical-free solution that kills algae and mildew.
  • Oxygen Bleach + Water – A safer alternative to chlorine bleach that removes stains without damaging surfaces.
  • Commercial Mold & Mildew Removers – Available at home improvement stores, designed specifically for pressure washing applications.

Pro Tip: Always pre-treat surfaces with a cleaning solution, let it sit for 10–15 minutes, and then pressure wash for best results.

Soft Washing vs. Pressure Washing: Which One Works Best?

Both soft washing and pressure washing remove algae and mildew, but they serve different purposes.

✔️ Soft Washing (Low Pressure + Chemical Treatment):

  • Best for delicate surfaces like stucco, painted wood, and shingles.
  • Uses detergents to dissolve algae before rinsing with low pressure.

✔️ Pressure Washing (High Pressure + Water Force):

  • Best for concrete, brick, and heavily soiled areas.
  • Uses water pressure alone to remove stains.

Pro Tip: Soft washing is safer for vinyl siding and roofs, while pressure washing is better for driveways, patios, and fences.

DIY vs. Professional Cleaning: When to Call the Experts

While DIY pressure washing can work for minor mildew buildup, hiring professionals is the best option for deep cleaning and long-term prevention.

✔️ DIY Pressure Washing:

  • Works for small areas like patios or walkways.
  • Requires careful PSI adjustments to avoid damage.
  • Involves buying or renting a pressure washer.

✔️ Professional Pressure Washing:

  • Removes deep-set algae and mildew faster.
  • Uses commercial-grade equipment and eco-friendly detergents.
  • Prevents damage to siding, windows, and landscaping.

Pro Tip: If mildew returns quickly after cleaning, it’s best to hire professionals to apply protective treatments that slow regrowth.

Preventing Algae and Mildew Growth in Texas’ Humid Climate

Regular Cleaning and Maintenance Schedule

✔️ Clean your home exterior every 6–12 months to remove early algae and mildew growth.
✔️ Trim trees and bushes to allow more sunlight and airflow around your home.

Protective Coatings and Treatments

✔️ Seal wooden decks and fences with waterproof coatings to prevent moisture absorption.
✔️ Apply mildew-resistant paint or siding treatments to create a barrier against regrowth.

Landscaping and Drainage Tips to Reduce Moisture Exposure

✔️ Ensure proper drainage – Redirect gutters and downspouts away from your home to prevent standing water.
✔️ Use gravel or stone mulch instead of organic mulch, which retains moisture and attracts algae.

FAQs

What’s the difference between algae and mildew?

Many homeowners confuse algae and mildew, but they are distinct problems that require different approaches for effective removal.

✔️ Algae:

  • Appearance: Green, slimy, and spreads in streaks or patches.
  • Common Locations: Roof shingles, driveways, sidewalks, decks, and home siding.
  • Causes: Moisture, shade, airborne spores, and organic buildup like pollen or dust.
  • Removal Method: Pressure washing with a mild detergent or eco-friendly solution.

✔️ Mildew:

  • Appearance: Powdery, white, gray, or black; looks like small specks.
  • Common Locations: Shaded siding, wood fences, decks, patios, and stucco.
  • Causes: Warm temperatures, high humidity, and poor ventilation.
  • Removal Method: Soft washing with mildew-resistant solutions to prevent regrowth.

Pro Tip: If left untreated, mildew can develop into mold, which is a more serious health hazard requiring professional removal.

How often should I pressure wash my home to prevent mildew?

The ideal cleaning frequency depends on your location, climate, and surrounding environment.

✔️ Recommended Cleaning Schedule for Houston Homes:

Surface TypeCleaning FrequencyReason
Vinyl Siding & StuccoEvery 6–12 monthsPrevents mildew from settling in humid conditions.
Wood Decks & FencesEvery 6 monthsReduces algae buildup and prevents wood rot.
Driveways & Sidewalks1–2 times per yearKeeps algae from creating slippery surfaces.
Roof (Soft Wash Method)Every 1–2 yearsRemoves algae that can damage shingles over time.

Pro Tip: If you notice black streaks, green patches, or discoloration, schedule a pressure wash immediately before the problem worsens.

Are there eco-friendly solutions for mildew removal?

Yes! Many commercial cleaners contain harsh chemicals that can damage landscaping and pollute water sources. Instead, opt for natural and biodegradable cleaning solutions:

✔️ Eco-Friendly Mildew Removal Solutions:

  • Vinegar & Water (1:1 ratio) – Safe for siding, wood, and concrete surfaces.
  • Oxygen Bleach – A safer alternative to chlorine bleach for removing mildew stains.
  • Hydrogen Peroxide – Effective for killing mold, mildew, and algae without toxic runoff.
  • Biodegradable Commercial Cleaners – Look for labels that indicate plant-safe and eco-friendly formulas.

Pro Tip: Avoid using chlorine bleach on siding—it can weaken materials and cause permanent damage over time.

What’s the best time of year to pressure wash in Texas?

Houston’s humid climate means homeowners should time their pressure washing sessions strategically to get the best results.

✔️ Best Times to Pressure Wash:

  • Spring (March–May): Removes pollen, mold, and winter grime buildup.
  • Fall (September–November): Prepares your home for winter rain and moisture.

Avoid Pressure Washing During:

  • Summer (June–August): Extreme heat can cause cleaning solutions to evaporate too quickly, leading to streaking.
  • Winter (December–February): While Houston has mild winters, colder days can make drying slower, increasing the risk of mildew returning.

Pro Tip: Pressure wash after heavy rainfall or storms to remove dirt, pollen, and organic debris before they encourage mildew growth.

Does pressure washing help prevent future mildew and algae growth?

Yes! Regular pressure washing removes existing mildew and algae while preventing future growth by eliminating spores, dirt, and organic matter that feed the problem.

✔️ Ways to Prevent Mildew Regrowth:

  • Apply a mildew-resistant treatment or protective sealant after washing.
  • Trim overhanging trees and shrubs to allow more sunlight and airflow.
  • Improve drainage around your home to reduce moisture buildup near the foundation.
  • Use gravel or stone mulch instead of organic mulch, which retains moisture.

Pro Tip: Soft washing with specialized algae-killing solutions can slow regrowth for up to a year in humid areas like Houston.

When should I hire a professional instead of doing it myself?

DIY pressure washing can work for small jobs, but professionals are best for large-scale mildew removal and delicate surfaces.

✔️ DIY Pressure Washing is Best For:

  • Cleaning small patios, fences, or walkways with minor algae buildup.
  • Using a low-pressure setting on sturdy surfaces like concrete.
  • Routine maintenance between professional cleanings.

✔️ Hire a Professional If:

  • Algae and mildew have spread across large areas (siding, roofs, or multiple surfaces).
  • You have delicate siding, painted surfaces, or wooden decks that require low-pressure cleaning.
  • Mold and mildew keep returning quickly, even after cleaning.

Pro Tip: A professional pressure washing service ensures safe and effective mildew removal without damaging surfaces or landscaping.

Conclusion

Houston homeowners face constant challenges with algae and mildew growth due to the region’s humid, rainy climate. If left untreated, these organic invaders can damage siding, create health hazards, and reduce curb appeal.

Key Takeaways:

✔️ Algae and mildew thrive in Houston’s humid environment – High moisture and warmth fuel their growth.
✔️ Ignoring mildew buildup can cause long-term damage – Structural decay, health issues, and property devaluation.
✔️ Pressure washing is the best removal method – Proper PSI settings and eco-friendly detergents prevent regrowth.
✔️ Soft washing is ideal for delicate surfaces – Vinyl siding, stucco, and roofs require low-pressure cleaning.
✔️ Preventative measures reduce future growth – Regular cleaning, landscaping adjustments, and protective coatings keep mildew at bay.
