I first spoke with Kelsie, the office liaison and she was very thorough and quickly sent me an email with an estimate/quote for the services I needed. They did a good job of cleaning the roof and cleaning the debris that was cleaned off. My only note is that some of the debris was blown off onto existing planted beds and was not cleaned up out of those beds very well. The rest was cleaned up very well and I would recommend this company. I am continuing with my bi-annual contract with Advantage Pro Services 1/28/26 I have continued to be pleased with the service I receive from Advantage Pro Services. Restoring Stamped Concrete Driveways in Houston: Cleaning Without Damaging the Seal

Stamped concrete is not really a concrete finish. It is a sealer finish sitting on top of colored concrete, and almost everything people admire about it, the depth of the color, the wet-looking sheen, the way the antiquing sits in the low points of the pattern, is the film doing that work. Damage the film and you have not made the driveway dirty. You have removed the finish.

Which is why the first question is never what pressure to use. It is what you are standing on: an intact sealer film, a failing one, or bare concrete where the film went years ago. Get that wrong and every step afterwards is wrong too. Here is how I work it out, and what changes with each answer.

Work out what you have before you buy anything

Three quick checks tell you most of what you need.

Water beading, or at least darkening slowly rather than instantly, suggests a film is still doing its job. Water that soaks straight in and darkens the surface immediately means the film is gone or has worn through in that area, which on a Houston driveway is usually the wheel tracks first.

Look at the color in the low points of the stamp pattern. Antiquing release agent sits there, and if the pattern still reads with contrast, the sealer holding it is probably intact. A driveway that has gone uniformly pale has usually lost both.

Then look for cloudiness, flaking or lifting at the edges, which points to a failing film rather than a worn one. That distinction matters, because a failing film generally has to come off rather than be cleaned and recoated.

There is no safe PSI number, and the one everyone quotes is backwards

You will find “3,000 PSI is fine for concrete” repeated everywhere. It comes from sealer manufacturers, and it means the opposite of how it gets used. Brickform’s technical sheet for its solvent acrylic specifies that when using pressure washers to clean slabs, use equipment with a minimum of 3,000 psi at 4 gallons per minute (Brickform Gem-Seal 700 VOC). That is the spec for stripping and prepping a slab before a fresh coat goes on. It is a demolition number, not a maintenance number, and pointing that machine at an intact decorative film will take the film off. Which, in fairness, is exactly what it is for.

The other number in circulation is equally unhelpful once you understand it. The Concrete Masonry and Hardscapes Association describes high pressure sprayers applying cleaner and water between 1,000 and 4,000 psi (CMHA), which is a description of what machines do rather than a recommendation for what your driveway wants. A fourfold range is not an instruction.

No authoritative body publishes a safe cleaning pressure for sealed stamped concrete, and I would treat anyone who quotes you one as guessing. What actually controls the outcome is distance from the surface, fan angle on the tip, and how long the stream dwells in one place. A wide fan tip held well back, kept moving, with the cleaning solution doing the lifting, is the method. A zero-degree tip held close will cut a line into the sealer in under a second, and on a stamp pattern that line is permanent. CMHA puts the general principle plainly: high-pressure washing equipment can be extremely effective for restorative cleaning, but when improperly applied it can cause severe damage (CMHA TEK 08-02A).

For context on the other end of the scale, cleaners formulated to remove efflorescence are applied with a low pressure pump spray at 30 to 100 psi. Chemistry, then rinse.

Degrease first, wash second

The most common way a competent DIY job goes wrong is the order of operations. Someone cleans the whole driveway, then attacks the oil patch afterwards, by which point the general wash has spread a thin film of oil across a wider area and pushed it into the surface.

Deal with oil before anything else touches the slab. Where the sealer is intact the oil usually has not penetrated far and a dedicated degreaser with dwell time will lift it. Where the film has worn through, and the wheel track is exactly where it will have worn through, the oil is in the concrete and needs pulling out rather than washing off.

Absorbents do that job. The approach is to cover the stain with an absorbent material such as cat litter, talc, fuller’s earth or diatomaceous earth, leave it in place for a day, then sweep it up. It looks like nothing is happening while it works, which is why people give up on it and reach for a pressure washer instead. On a driveway where the film is already thin, that swap is what turns a stain into a stripped patch.

A general pressure washing pass over the whole slab comes after the degreasing is finished and rinsed, never before it.

The white cloudiness is almost never dirt

If a stamped driveway has gone milky or hazy in patches, the instinct is to wash it harder. That makes it worse, because the usual cause is moisture trapped under the sealer film rather than anything sitting on top of it.

Manufacturers name the failure mode directly. Brickform’s sheet lists the consequences of inadequate film formation as bubbling, blushing (a whitish haze), flaking and adhesion failure over time. Butterfield Color’s data for its solvent cure and seal warns that thicker applications may lead to discoloration, peeling and diminished sealer performance (Butterfield Color Clear Guard PRO 350). Its water-based product is blunter still, warning that excess material may whiten permanently and lose adhesion (Butterfield Color Clear Guard H2O PLUS+).

A blushed film has to come off and be replaced. No amount of cleaning fixes it, and the more pressure that goes into trying, the more of the surrounding good film gets damaged in the attempt.

Efflorescence shows up worse on colored concrete

The other white problem is mineral rather than moisture-in-film. Efflorescence is salt carried to the surface from inside the slab, and on a colored driveway a very small amount of it changes how the whole surface looks. Euclid Chemical puts a number on it: only 0.2 ounces of calcium carbonate per square yard of surface is needed to cause a significant shift in color (Euclid Chemical, Technical Bulletin CP-30).

That is a dusting. It is why a stamped driveway can look chalky and washed out while a plain gray one beside it looks fine, and why sealing over a slab that has not fully dried locks the problem under the film where nothing can reach it.

Acid belongs nowhere near a sealed decorative driveway

Muriatic acid and vinegar both come up constantly in advice on this topic, and both are wrong here. CMHA’s position on masonry cleaning covers it: strong acids or chemicals with a strong acid reaction definitely should be avoided, and even weak acids should be used only as a last resort, because acid dissolves the cement matrix of the masonry beginning at the surface.

Vinegar is acetic acid, so “natural” does not exempt it. On stamped work, acid attacks the film, and where it reaches the concrete it takes the color hardener and antiquing with it. Euclid’s bulletin does describe muriatic acid diluted 10 or 12 to one as an option for efflorescence, with an explicit caution about damaging the surface, but that is guidance for bare masonry. On a sealed, colored, antiqued driveway it is a stripping operation, and stripping is a decision to reseal the whole thing.

Resealing in Houston is a calendar problem before it is a technique problem

Sealer manufacturers agree on the application window. Brickform specifies air temperature between 50 and 85 degrees Fahrenheit. Butterfield Color specifies best results at ambient and substrate temperatures between 50 and 85 degrees. Both warn against damp conditions, and Brickform says outright not to apply on rainy or foggy days.

Now put that against Houston. The normal July high at Bush Intercontinental is 94.5 degrees (NOAA National Weather Service), and a driveway in direct sun runs well above air temperature. The normal mean dew point is 74.5 degrees in July and 74.3 in August (NOAA National Centers for Environmental Information). So midday in summer is too hot, and early morning, when the slab has cooled, is when a dew point in the seventies puts moisture on the surface. That is the trap: the coolest part of a Houston summer day is also the dampest, and sealing over surface moisture is what produces the blushing described above.

The honest answer is that spring and autumn are when this work belongs, with mid to late morning on a dry day being the workable window in between. Anyone offering to reseal your driveway on a July afternoon is prioritising their schedule over your finish.

Application technique matters as much as timing. Two thin coats beat one heavy one, and the ready-mixed concrete industry’s guidance is to apply them at right angles to each other for even coverage (NRMCA, CIP 11).

Three things that catch people out on a driveway specifically

Recoat compatibility. You cannot assume the new sealer will sit happily on the old one. Butterfield Color states it directly for its water-based product: do not apply solvent-based sealers over the water-based cure and seal. If you do not know what is on your driveway, that has to be established by testing a small area before anything gets applied to the whole surface.

Getting your car back on it. Butterfield’s data gives return times for its solvent cure and seal as tack free at 1 hour, light foot traffic at 6 hours, light car traffic at 24 hours, and normal car traffic at 72 hours. Driving on it early is how hot tire pickup starts, where a warm tire bonds to a film that has not fully cured and lifts it when the car moves. This is enough of a real problem that ASTM has a standardised practice for evaluating it. It is an adhesion failure, not a stain, so it does not scrub off.

Slip resistance. A fresh gloss film on a wet Houston driveway is slick, and the fix is a grit additive mixed into the sealer. Butterfield’s slip-resistant additive is made of lightweight polypropylene spheres that stay suspended in the sealer, dosed at one pound per five gallons (Butterfield Color Clear Guard Slip-Resistant Additive). It costs almost nothing at the point of application and cannot be added afterwards.

As for how often, the honest version is condition-led rather than calendar-led. CMHA says acrylic sealers generally last for a few years in these applications before recoating is required, and under Houston sun and rainfall “a few years” sits at the shorter end. Watch for the sheen going flat in the wheel tracks and for water starting to soak in rather than sit. That is the signal, not the anniversary.

Routine cleaning on an intact film is reasonable to do yourself with a wide tip, plenty of distance and a concrete-safe cleaner. Where I would hand it over is anything involving a failing film, an oil stain in worn wheel tracks, an unknown sealer that needs identifying before recoating, or a full strip and reseal. That is the work our driveway cleaning and sealing is set up for, and if the driveway is being restored it is worth looking at the walkways and the house exterior at the same time, since a bright driveway tends to show up everything around it.
